Downtown New Haven’s retail composition resides in four main districts, Chapel Street, Audubon Arts and Retail District, Ninth Square and the Broadway Shopping District. Downtown New Haven is roughly bounded by Trumbull Street/Tower Parkway on the north, Howe Street on the west, North Frontage Road on the south and State Street on the east.

Today, the Ninth Square District sits amid well-preserved 19th and early 20th century commercial buildings. Now anchored by 360 State, the 32-story, $190 million mixed-use project, which has added 500 new luxury apartments and a full service grocery store, the district is transforming into an über-hip dwelling for young professionals.

A hub of chic dining, eclectic shops, art galleries, jazz clubs, and architecture studios mixes with an active nightclub scene. Gateway Community College, with its 7,000+ students, recently relocated to its new campus in the 9th Square neighborhood.

Historically downtown New Haven’s most fashionable place for shopping, dining and entertainment, Chapel Street District boasts world-class museums including Yale Center for British Art and the Yale University Art Gallery. It showcases a bustling theater scene including the Shubert Theater, the Yale Repertory Theater, and nine screens at the Criterion Cinemas. The bluestone sidewalks teem with high-fashion eye candy, unique boutiques and an bountiful array of dining options.

Audubon Arts & Retail District is home to the Creative Arts Workshop, Neighborhood Music School, and the Arts Council of Greater New Haven. The Audubon District offers classes for artists of all ages and all levels of experience. There are also several galleries that showcase rotating exhibitions year round as well as one-of-a-kind music stores. Nestled within are a myriad of unique shops, coffee houses and gourmet eateries, including Moe’s Southwest Grill, Gilden’s Jewelers, Gourmet Heaven,  Katalina's Cupcakes, and Katahdin Furniture.

Located in the heart of Yale’s campus, the Broadway Shopping District is the predominant student shopping area with a vibrant mix of national retailers and independent boutiques and restaurants. Broadway is home to a 60,000 square foot Barnes & Noble Yale Bookstore, the largest bookstore between New York City and Boston; the only Urban Outfitters in Connecticut; a 6,000 square foot J. Crew; Trailblazer and many more.

University Properties (UP) manages Yale University's commercial properties, including retail stores, office spaces, and residential units, in New Haven.  Their retail portfolio consists of properties within Broadway, the Chapel Street and the Audubon Arts Districts.
